Floors for the rainiest town in the islands
Our town gets well over a hundred inches of rain in a typical year, and many neighborhoods mauka of the bayfront get more. That water does not just run off roofs. It saturates the ground beneath every slab, climbs through the concrete as vapor and leaves the surface damp, slick and ready for mold. Garages and carports collect mud and wet leaves. Lanais grow a green film in the corners. Tile set on concrete loosens as moisture works under the thinset. If a floor system is not designed for that reality, it will not last.
Hilo Epoxy Flooring works only with concrete. We grind, patch and coat carports, garages, lanais, laundry rooms, workshops, retail stores, offices, restaurants, warehouses and agricultural buildings. We also polish slabs, seal walkways and driveways and pour resin countertops. Every recommendation starts with a moisture test, because here it is the single biggest factor in whether a floor succeeds.
What constant moisture does to coatings
Ordinary garage paints and thin epoxy kits are made for dry mainland garages. When they are rolled onto a slab that is pushing vapor upward, the moisture gets trapped under the film. Pressure builds, blisters form and the coating lifts in patches. Minerals carried by the moisture leave a white crust where the film lets go. We see failures like this all over town, sometimes within months of installation.
Our approach is different. We measure the moisture in each slab and, when it is high, which is most of the time here, we install a moisture-mitigating epoxy primer engineered to bond to damp concrete and hold back vapor. Over that, we build the color and wear layers. Where the floor sees daylight from an open carport or lanai, we finish with an aliphatic topcoat that resists ultraviolet light and will not yellow.
Mold, algae and slippery surfaces
Bare concrete in a shaded, wet yard grows algae and mildew quickly. It becomes slick, stains dark and needs constant scrubbing. A sealed or coated surface gives organic growth less to hold onto and cleans far more easily with a hose and a brush. Traction still matters, so on every exterior or semi-exterior floor we add a grit to the topcoat that keeps footing secure when the surface is wet, which is most days.
Grinding is never optional
We do not acid-etch. Every slab gets a mechanical profile from planetary diamond grinders that remove the weak top layer, old paint, sealers, mud residue and contamination. A vacuum extractor captures the dust. Cracks are routed and filled with a flexible polyurea. Spalls and chipped edges are rebuilt with epoxy mortar. Control joints are handled so the coating does not crack along them. This preparation is slow work, and it is the reason our floors stay bonded.
Services
Garage floor epoxy gives enclosed garages and carports a bonded, multi-coat floor that resists mud, oil and moisture.
Epoxy flake flooring adds a full broadcast of colored chips that hides red dirt and gives grip on wet days.
Metallic epoxy flooring creates flowing, pearlescent floors for interiors, studios and retail spaces.
Polyaspartic floor coating cures quickly and stands up to sun at the edge of a carport or lanai.
Commercial epoxy flooring serves shops, food businesses, clinics, warehouses and farm processing rooms.
Polished concrete refines the slab itself into a hard, breathable surface with nothing on top to blister.
Epoxy floor repair fixes blistered, peeling and stained coatings, usually by finding the moisture problem behind them.
Concrete sealing protects walkways, lanais, driveways and pool decks from algae, mildew and staining.
Driveway coating resurfaces pitted or stained driveways with a bonded overlay and sealer.
Epoxy countertops give kitchens, bars and work counters a seamless poured resin surface.
Raised homes, block homes and businesses
Housing here is varied. Many older plantation-style homes sit up on posts with a concrete pad or carport beneath or beside them. Block homes from the sixties and seventies have attached carports and enclosed garages. Newer subdivisions have full two-car garages. Downtown and along the main avenues, older commercial buildings with thick concrete floors house shops, restaurants and offices. Light industrial and agricultural operations use concrete for packing sheds, warehouses and equipment bays. We adapt systems to each of these, from a small carport pad to a large packing floor.
What to expect when you hire us
First comes a free visit. We measure the area, test moisture, look at cracks, drainage and existing coatings, and bring chip and color samples so you can see them in your own light. Then we send a written estimate that breaks out preparation, repairs, materials and finish. Once you approve, we schedule around the weather when the space is exposed. Most residential projects take one to three days. At the end, we walk through the finished floor with you and explain cure times and care.
For businesses, we can work in sections, on weekends or after hours, and we coordinate ventilation and access with owners and landlords.
Caring for a coated floor in a wet climate
Rinse or sweep mud and leaves before they dry. Wash with warm water and a neutral cleaner, and scrub corners where mildew likes to start. Avoid bleach-heavy mixtures on topcoats more than occasionally. Wipe oil and fluids promptly. Use mats at entry points to catch grit. With modest care, a well-built floor holds up for years, and a fresh topcoat renews it later.
Frequently asked
Can you coat a slab that is always damp? Often yes, with a moisture-mitigating primer, after testing confirms the readings are in range for the product.
Will a coated carport be slippery in the rain? Not when we add grit to the topcoat. We always do on exterior and semi-exterior floors.
How soon can I use the floor? Foot traffic is usually fine in a day. Vehicles typically wait one to three days, depending on the system and the humidity.
Do you fix failing coatings from others? Yes. We remove them and correct the cause.
Do you do small jobs? Yes, including single carports and small lanais.
